What apartments are available?
Apartments listed on our website are available on a first-come, first-served basis. We update the listing of available apartments daily. When you search for availability on a future move-in date, we only show you apartments that match your apartment search criteria.

Am I allowed to have a pet?
At select Communities, a maximum of 2 spayed or neutered and front declawed cats or breed/size restricted dogs are permitted with a signed lease Addendum. Please talk to your property’s leasing agent about the pet policy at your property.

Can I use my security deposit as my last rent payment?
No. Your security deposit is used to cover any damages that may have happened during your tenancy. It cannot be used for your final rent payment.

Can I pay rent with my credit card?
You may pay with a credit or debit card through your online portal. Credit card transactions are not available in the offices.

What is the minimum income requirement to rent a unit?
Most properties require a monthly income of no less than 3 times the monthly rent for the unit although this does very. Please talk to your property’s leasing agent about the income requirement at your property.

Where can I get an application?
You can download an application form by visiting our Application Forms page.

Can I fill out an application before viewing the apartment?
Yes. This way you don't risk losing the apartment to someone else while you are filling out the application. We do not hold apartments!

What is the application fee?
There is a $40.00 non-refundable application fee for each application. An application is required for every individual over the age of 18 that will be residing in the apartment (this includes non-lease holders).

What criteria are used to evaluate a rental application?
We look at a number of factors, including:
- Employment history
- Rental history
- Credit worthiness
- Criminal background
- Proof of income

I've been evicted by a previous landlord. Can I still rent an apartment from you?
All evictions must have been closed for 10 years or 120 months.

If my situation changes, can I get out of my lease?
Coachlight Communities LLC offers two options for tenants who need to opt out of their lease due to unforeseeable circumstances. You can find a person to rent your apartment (application process required), or you can "buy out" of your lease. For more details, please contact your leasing office to discuss your options.

What happens when the lease runs out?
Your leasing office will contact you a minimum of 70 days prior to the expiration of your lease, giving you the option to extend your lease further with Coachlight Communities.

Am I required to purchase rental insurance?
No, but we do recommend that our tenants purchase it to protect their personal belongings in case of an unfortunate event. Surprisingly, the cost to protect your belongings is usually about $100 for a year!

What cable provider can I use for internet and cable?
Whatever is available in your community.

What happens if I am locked out?
Most Coachlight properties have onsite staff as well as 24-hour emergency service that can assist you in case you get locked out of your apartment. (There is a fee after business hours.)

Whom should I call if I have a maintenance problem?
Our maintenance staff is happy to help you with any problems you might have. Please contact your leasing office during business hours to place a work order or use your Resident Online portal.

What is considered an emergency?
Generally, any condition that is a threat to people or property. More specifically, emergencies are defined as:
- No heat (if it is below 68 degrees in your apartment)
- No running water
- Any smoke or sparks from an electrical fixture, outlet or switch
- Any water flow that cannot be stopped with a turn off valve
- No hot water
- Sewage backing up into the building
- Roof leak

Can I modify my apartment?
You may not make any alteration to the unit, including painting, installing any appliances, changing locks or other equipment of any kind without prior consent from your leasing office.

When does the landlord have legal right to enter my apartment?
We will always provide you with a 12 Hour Notice before entering your apartment unless there is an emergency.

Do you offer flexible leasing terms?
All new move-ins sign a initial 12 month lease. However, we offer Month To Month leases after the initial lease term is over for $50/month.
With all Month to Month leases, there is a moratorium (no move-out) period from October 1st through February 28th.

I'm planning to move out at the end of my lease. Do I still have to give you written notice, even though my lease has an expiration date?
We would love for you to stay forever but unfortunately, if life takes you in another direction, please notify the office in writing as soon as possible.

- How can I check on the status of a work order?
You can either call our office or email us at any time during business hours.
- How do I report an after-hours maintenance emergency?
For after hours maintenance emergency please call your local office to obtain the number and we will gladly return your call.

- Who do I contact when a job is incomplete?
If you are not satisfied with the work, or you think it is incomplete you should contact one of our leasing managers at your properties office , and they will help solve the problem.

- How do I order keys?
Keys can be obtained by calling your properties leasing office, and speaking with one of our helpful leasing managers. Additional keys are $35.00 per key.

- How do I register a complaint?
If you are dissatisfied with a job that Maintenance performed please send us an email to file a complaint. Our staff will contact you to help solve the problem as soon as they receive the electronic complaint.
